Net worth greater than $1 million, not including your personal residence.
Annual income greater than $200,000 for the past two years with the expectation of having the same income in the current year ($300,000 if including spouse's income).

Request a referral through our investor form »Real estate investments are typically tax-friendly, primarily because they can take advantage of depreciation, which can result in a "paper" loss on your investment statement, even if you've earned significant returns. In some cases, this paper loss can also offset other investment gains, or even your personal income on your tax returns. For additional information, you should discuss your personal tax situation with a qualified tax professional.
You will receive a Schedule K-1 to report your gains and losses on the property investment. Note that you will most likely receive a loss on your K-1 due to the depreciation on the property.
In general, our offerings target 15-20% average annual returns over the course of the investment, with a meaningful portion of the returns distributed at refinance or sale of the property. Each individual investment opportunity has its own business plan and projected returns, that will typically be presented as particular to the venture.
Most often, the returns will be distributed on a quarterly basis after the property is stabilized.
Like any investment, there are risks involved. Though real estate prices have generally increased over time, there are occasionally periods where values decrease. There is also an amount of risk inherent in operating the property business, which is why it is important to invest with operators who can help minimize many of the risks involved.
The projected returns on the investments are usually inclusive of applicable fees. The General Partners typically charge an acquisition fee for the work required to secure and close on the property. They will also earn fee returns for their asset management and property disposition efforts. Additionally, the GPs retain an ownership share in the property, to help compensate for all the complex work involved in finding and managing the investment.
